01 / SAFETY

Traffic & pedestrian safety

Combining new residences with a daycare would add vehicle movements to nearby roads, including concentrated morning and afternoon pickup and drop-off activity. Residents have raised concerns about safe access, pedestrian conflicts, and whether proposed traffic remedies would be required before the development opens.

02 / ENVIRONMENT

Trees & natural landscape

The plans would remove a substantial number of established trees, including trees residents believe are more than a century old. Mature trees provide shade, cooling, stormwater absorption, wildlife habitat, and a living connection to Irvington’s history. Young replacement trees cannot immediately restore those benefits.

Historic character

Changes to the existing stone wall and wooded Broadway frontage would alter a familiar part of Irvington’s streetscape. The concern extends beyond individual features to the cumulative loss of the landscape that gives this corridor its historic character.

Placing a multi-unit residential development alongside a daycare on the same site concentrates distinct uses, parking demands, and daily activity. The size of the buildings, circulation design, and relationship to surrounding properties are central land-use concerns.
